Should You Sell Your House in Winter in Warsaw, IN?
By Heather Sanders, REALTOR®, associate broker, eXp Realty
Thinking of waiting until spring to sell? Here's how selling in winter works in Warsaw and Northern Indiana, and how to get your home ready.

The short answer: yes, you can sell a house in winter here, and for some sellers it's the better time. Fewer homes tend to be listed, and the buyers who are out looking usually have a real reason to move.
Every fall someone tells me, "I'll just wait until spring." Sometimes that's the right choice. But often it's a guess, and it can cost you months you didn't need to lose. Let's look at it together.
Why some people sell in winter on purpose
Most sellers wait for spring. That means fewer homes for buyers to choose from in November, December and January. Less competition can help your home stand out.
The buyers out looking in the cold are usually not just browsing. Many have a job starting, a lease ending, a baby on the way or a move they can't put off. Serious buyers are the ones you want walking through your door.
And if you're also buying your next home, selling first in winter can give you more time and more choices when spring listings show up.
When waiting until spring makes more sense
I'll be straight with you. Winter isn't right for everyone. Waiting can make sense if:
- Your home needs work you can't finish before the holidays.
- You have no reason to move soon and would rather wait.
- Your home's best feature really shows in summer, like a big garden or a pool.
The point is to decide on purpose, with real numbers, not on a hunch.
How to get your home ready for a winter sale
Winter selling in Northern Indiana has its own checklist. Here's what I walk through with my sellers:
- Clear the path. Shovel and salt the driveway, walkway and steps before every showing. A slippery step is the first thing a buyer remembers.
- Turn on the lights. Clocks fall back on November 1, and it gets dark early. Leave porch lights, lamps and outdoor lights on so evening showings feel warm.
- Keep it warm inside. Set the heat to a comfortable level, even if you're away. A chilly house makes buyers wonder about the furnace.
- Service the furnace. Have it checked and keep the paperwork handy. Buyers and inspectors will ask.
- Make room for boots and coats. Put a mat and a spot for shoes by the door so buyers feel welcome to come in.
- Keep decorations light. A little holiday cheer is fine. Too much hides the rooms buyers want to see.
Photos when there's snow on the ground
Listing photos are the first showing. If your home looks great in summer, ask me about using exterior photos taken in warmer months, clearly dated, next to fresh interior shots. For new photos, we'll pick a bright day and clear the snow from the walkway and front steps first.
How the timing works
Once you accept an offer, closing often takes about 30 to 45 days, depending on the buyer's loan. So an offer in early December can mean closing in January. If you want to be moved before a certain date, we'll work backward from it and set a plan.
If you need to sell and buy at the same time, my sell and buy at the same time page shows how I help people do both without getting stuck in between.
Questions people ask
Is it a bad idea to list my house during the holidays? Not by itself. Buyers shopping in November and December usually have a real reason to move, and fewer homes tend to be listed.
Should I wait until spring to sell? Sometimes. If you need to move soon, or you're also buying, waiting can cost more than it saves. We can compare both timelines.
Do I need to take down my holiday decorations? No, just keep them light so buyers can see the rooms. For photos, simple and uncluttered works best.
Can a lake home sell in the winter? Yes. Without summer leaves, buyers can see the shoreline and lot more clearly, and many winter lake shoppers are planning for next summer. My lakes page has more on our area lakes.
Questions people ask

Not by itself. The people shopping in November and December usually have a real reason to move, and fewer homes tend to be listed then. What matters most is your timing and your plan.
Should I wait until spring to sell?
Sometimes that's the right call. If you need to move soon, or you're also buying, waiting can cost you more than it saves. We can look at both timelines side by side.
Do I need to take down my holiday decorations for showings and photos?
You don't need to take them all down. Keep them light so buyers can still see the rooms. For photos, a simple, uncluttered look works best.
Can a lake home sell in the winter?
Yes. Buyers can see the shoreline, the trees and the lot more clearly without summer leaves, and the ones looking in winter are often planning for next summer.
