Living in Warsaw
Home base, and the Orthopedic Capital of the World
Warsaw is the county seat of Kosciusko County and the place I call home base. It's known around the world as the Orthopedic Capital of the World, and around here it's simply where a lot of daily life happens.

What it's like to live here
Warsaw has a real town feel with the convenience of a regional hub. You'll find established neighborhoods close to downtown and the courthouse square, newer homes on the edges of town, and country properties a short drive out. Many people pick a spot based on how they want their days to feel — close to everything, or a little more room.
Getting around and what's nearby
Center Lake, Pike Lake and Winona Lake are all in or next to Warsaw, which is unusual for a town this size. The Chapman Lakes are just northeast of town and the Barbee Chain sits between Warsaw and North Webster. Fort Wayne is roughly 40 miles east, with Columbia City in between along US 30.
Buying here
Because Warsaw is my home market, I can help you compare in-town neighborhoods, lake homes and country properties side by side, and give you an honest read on how each would fit your day-to-day life.
Selling here
My specialty is getting sellers the most money and the best terms. In Warsaw, that starts with walking your home like a buyer would, being honest about what's worth fixing, and planning terms that fit your timeline. Then I handle the showings, paperwork and negotiations so you don't have to.
