That's one of the most common things I hear from first-time buyers, and it stops a lot of people before they start. Common options include FHA loans, conventional low down payment loans, and VA and USDA loans for those who qualify.

I remember thinking it wasn't possible
Growing up in a military family, I never watched my parents buy a home, and I honestly didn't think homeownership was something I'd ever achieve. When I bought my first home it was on a land contract, because I didn't know any other way. Helping someone else realize they can own a home is incredibly rewarding because I remember exactly what it felt like.
I know what it's like to be scared to buy your first home. I was. That's why I slow down, explain every step before it happens, and never make you feel like a question is too small.
Someone once called me about a house they wanted to rent that was actually for sale. After a few questions, I realized they believed owning wasn't an option for them. We talked to a lender, and a few weeks later they were homeowners.

How much money do I need to buy a first home?
It depends on your loan, the home and the contract we negotiate. You do not need 20 percent down — FHA, conventional low down payment, VA and USDA loans are common options for those who qualify. A lender can give you real numbers for your situation.
What credit score do I need?
Requirements vary by loan type and lender. The best first step is a conversation with a lender, who can tell you where you stand and what would help.
What is down payment assistance?
Programs that help buyers with down payment or closing costs. Indiana offers programs through the Indiana Housing and Community Development Authority. Programs and eligibility change, so we check current options with a lender.
Who pays closing costs?
Usually the buyer, but sellers can agree to pay some or all of them. I negotiate seller-paid closing costs and credits wherever the market allows.
Can seller credits be used to lower my interest rate?
Often, yes. Seller credits can go toward discount points to buy down your rate, within your loan program's limits. Your lender confirms what is allowed.
How long does it take?
It varies with your search and your loan. Once we have an accepted offer, I'll walk you through each step of the timeline so you know what's coming.
Do I pay you to represent me?
Buyer representation and how compensation works are spelled out in a written agreement we review together before touring homes.
